STAGE 1 – ROOF CLEANING SEATTLE

We use a very specially designed pressure washer. On roofs, our unique pressure washers utilize High Water Volume (about 10 gallons/minute) and Low Pressure (as low as 250 pounds per square inch “psi”) to give your roof a very thorough, deep cleaning without removing the sand off composition (asphalt) roofs! Our Low Pressure/High Water Volume System is highly effective and safe. This can be best understood using what we call the “shower” analogy. When a small amount of high pressured water sprays from the shower head, it feels like needles, it hurts, and it doesn’t clean very well. On the other hand, when a large amount of low pressured water falls softly from the shower head, it’s gentle on the skin, and it cleans very well. Using our Low Pressure/High Water System, no chemicals or cleaners are needed, just water! With our method, we are able to remove 95-99% of all moss, mold, mildew and algae on any roof, again, using only water! This is very important as there are no other methods that can achieve this level of cleaning quality. Any person or company that tells you that they can clean your roof thoroughly without pressure washing is giving you blatantly false information! That would be like saying you can get really clean without taking a bath or a shower. Well, they tried that in the olden days – they used all sorts of perfumes and powders and other things to “mask” the smell and cover the dirt, but the reality was that they were still very dirty! I think you get the point. So, to safely and properly clean your roof, we use water! The water is applied using our huge, truck mounted pressure washers via long rubber hoses with lengths up to 800 feet on large electric reels! These high water volume, low pressure washer “guns” are moved back and forth across the surface of your roof by our service techs in a careful and methodical pattern so as not to miss any spots. Our pressure washing system is so thorough, that harsh soaps, cleansers, bleach or degreasers, on the roof, are totally unnecessary.

STAGE 2 – PREVENTATIVE ROOF TREATMENTS

Once your roof is thoroughly cleaned, we highly recommend that a roof treatment is applied. And, if a roof treatment is applied regularly, thorough pressure washing is needed much less frequently. Of course nothing will completely stop all moss, mold, mildew and algae from growing, but our Roof Treatments will help prevent & detour these destructive and highly unattractive natural “forces” from returning. Our 6-12 month treatments preserve and extend the life of your roof, potentially saving you thousands in the long run. ROOFING MATERIALS – COMMERCIAL & RESIDENTIAL

ASPHALT SHINGLES

General Info: Also known as Composition or Comp. These are the most common type of shingles used on home and commercial buildings today. Reinforced with organic material, wood fibers or fiber glass, these shingles can last from 20 to 30 years, when properly maintained. Laminated shingles are also made of asphalt but come in a variety of colors and textures that give this shingle the appearance of more expensive shake or slate tiles. These more popular laminated shingles can last between 25 and 50 years. Cleaning Asphalt Shingles: Their foundation is a base of either organic felt or fiberglass. Organic felt mats are made of cellulose fibers obtained from recycled waste paper or wood. These fibers are reduced to a water-based pulp, formed into sheets, dried, cut into strips, and wound onto rolls. The water is then vacuumed out of the pulp, and a binder is applied to the mat. After curing, the mat is sliced to appropriate widths and rolled. This whole process essentially yields food for moss, mold, mildew, & Algae. Couple this food source with the wet, moist weather of our great northwest, at least for a good part of the year, creates the perfect conditions for growth that can damage your composite roof by loosening the granules that protects the roof & tar. Often, after we remove the moss from an asphalt roof, it becomes apparent that the moss was allowed to grow for too long and as a result, a portion of the roof has been eaten away – and in some cases, the moss has eaten a hole entirely through the shingle(s). It is important to clean and treat your Composition roof on a regular basis to ensure that the roots of these unwanted growths are prevented from setting deeply, and hopefully this regular maintenance will prevent such growth entirely.

WOOD SHINGLES

General Info: Cedar is the most common. Wood shingles are typically made of cedar and are considered to add a rustic or traditional appearance to a home. Wood shingles can last longer than many other types of roofing, but wood shingles also require more extensive upkeep than other varieties. Cleaning & Treating: Wood is wood whether it is on your roof or on the ground. It breaks down, dries up, cracks and deteriorates. There are two major factors that greatly affect the longevity of your Cedar Roof. The first factor is the sun which dries out all of the wood’s natural oils destroying the fibers and turning the color of the roof from a nice cedar/blonde to a sunburned gray. This will lead to very brittle and cracked shakes. The second major factor is allowing debris and moss to hold moisture close to the wood. This is just like a log or stick decomposing in the dirt. Our cleaning process will carefully remove all debris and growth from the roof as well as the dead wood fibers caused by the sun. We then apply a treatment that has three (3) beneficial ingredients: 1. Moss Preventative 2. Natural Wood Oils to help restore the wood 3. UV Protection to shield the roof from the damaging sun rays Plan on examining and cleaning your wood shingles once a season and applying a Preservative/Treatment once every 3-5 years to keep your roof in excellent condition. When properly maintained, a 20 Year Cedar roof can last 25-30 years. On the other hand a roof that is not well maintained may last only 10 years depending on numerous factors and conditions. Another great benefit of cleaning wood shingles is the overall, drastically enhanced appearance of the roof and house!

CONCRETE TILES

General Info: Concrete roofing tiles are considered to last a very long time. Many have a Class A Fire Rating and can be quite beautiful. Cleaning & Treating: There are really no issues with moss or algae hurting or damaging a concrete tile roof. The purpose for cleaning concrete tile roofs is purely cosmetic, and we guarantee when our professional service techs clean your concrete roof, it will look like new once again.

METAL ROOFING

General Info: Metal roofing has become popular for its durability and reasonable cost. Although more expensive than asphalt and some wood options, many metal roofs come with a 50-100 year lifetime warranty. Made of galvanized steel panels, metal roofing is available in many different colors and styles. Cleaning & Treatment: While Metal roofs do not deteriorate like Composition or Wood Roofs, there are still things about which you should be aware. Most metal roofs have an oven-baked paint finish to help protect it from the elements. However, lichen, and some moss, will eat away this finish creating a discoloration and making the bare metal susceptible to rust. Unfortunately, treatments will wash off of metal roofs too quickly to make it worth the cost. Just keep an eye on the condition of the roof to help determine when the next cleaning is needed. It is important to note for all roofs, and metal roofs especially, that cleaning should only be done by trained professionals with the proper safety equipment. Walking on wet and dirty metal roofs is incredibly dangerous even at low elevation and pitches.

TILE ROOFS
General Info: Forthcoming. Cleaning & Treating: Like Metal Roofs, Tile is extremely slippery when wet. This is not a “Do it Yourself” project. The precaution that must be taken with Tile Roofs is to walk very, very carefully so as to not break any of the delicate tiles. All of our Cleaning Techs are fully trained in all safety aspects of the job as well as being knowledgeable about the full scope of the project so as not to break or damage anything.
